What’s Your Budget?
Before you go any further in your home-buying process, the first and most crucial step is to figure out how much you can afford. Speak with a lender to get pre-approved so you know which range of homes you can begin to look at. You should take into consideration how much you have saved for a down payment, how much your utility bills and insurance will increase if you’re moving to a bigger space, and if you need to factor in renovation costs to the budget (if renovation is something you are open to).
Where Do You Want to Be?
In the suburbs? In the middle of downtown? Way out in the country? Knowing which location you want to live is important to decide from the beginning so you don’t waste time looking at homes that aren’t a good fit for you. Do you want your children to live in the top school district? Do you need a large yard for your dogs to run and play? Or would you like to be within walking distance to bars and restaurants? You should also consider how location will affect your commute time, which has an impact on your quality of life. Living in the country so your dogs can have 5 acres to run and play might mean an hour commute for your job, so make sure you know which priorities are most important during your house hunt.
How Many Beds and Baths?
Are you planning to have children in the future, or need to accommodate the ones you already have? Are you an empty nester looking to downsize? The number of bedrooms and bathrooms in a home can dramatically alter the price higher or lower, so think about if you really need that extra space you’d like to turn into a game room, or if it’s just a “nice to have” feature.
Where Will You Store Vehicles?
A family of six with four teenagers in the driving age range likely has multiple cars in the driveway. But an empty nester–probably not so many. Some people consider their vehicles to be members of the family that need shelter and protection, especially if they are very expensive or are vintage collectibles. Parking for vehicles can be a deal breaker for some homeowners, so evaluate what your needs are before you begin your search. If you’re part of the family of six, then condo living probably wouldn’t make sense for you. And if you prefer to bike or walk everywhere you go, a three-car garage in the suburbs doesn’t work for your lifestyle.
